The valley gets eleven inches of rain in a good year and most of it arrives in a handful of monsoon afternoons that turn washes into rivers and flood garages, basements and ground-floor units from Summerlin to Henderson. The same storm cells drop hail and produce downburst winds that strip roofs and topple block walls. Summers push 115 degrees, which cooks roofing, fails water heaters and air conditioners, and feeds structure fires in older neighborhoods.

What damages Las Vegas properties — and how those claims go wrong

Monsoon flash flooding

July through September, monsoon storms drop an inch or more of rain in under an hour on ground that cannot absorb it. The Flamingo, Las Vegas and Duck Creek washes overflow, and water pours into garages, basements and ground-floor units across the valley; the August 2022 and September 2023 storms flooded hundreds of properties and, memorably, casino floors on the Strip. Flood is excluded from standard homeowners and commercial policies, so these claims live or die on the cause: wind-driven rain through storm-damaged roofs and windows, sewer and drain backup endorsements, and roof ponding failures are often covered where rising surface water is not. We document the water path before the evidence dries.

Wind, downbursts and hail

Las Vegas thunderstorms produce downburst winds that regularly exceed 60 and occasionally 80 mph, with hail that pits roofing, skylights, HVAC fins and vehicles. Tile roofs crack, foam and shingle roofs lift, block walls fall, and pool screens and patio covers go. Carriers attribute much of this to age and sun exposure, which is real in this climate and also a convenient excuse. We separate storm damage from UV wear with on-roof inspection, the storm-date weather record and hail-spatter evidence.

Water damage in extreme heat

Valley summers kill water heaters, supply lines and air-conditioning condensate systems. A failed water heater in a second-floor closet or an AC condensate overflow in an attic can flood a home in hours. Slab leaks are common in older Las Vegas housing on expansive and caliche soils. Carriers deny these as long-term seepage or maintenance; we establish the sudden failure with plumber findings and the failed component and scope the full extent of saturation, which in this climate is often hidden by rapid surface drying.

Fire and smoke

Structure fires in older East Las Vegas and North Las Vegas neighborhoods, electrical fires from overloaded cooling loads, garage fires and, on the valley edges, brush fires all produce fire and smoke claims. Smoke damage in a tightly sealed, air-conditioned home circulates through the entire duct system and is routinely underpaid. We test for soot contamination and scope remediation that actually works in a home that cannot open its windows for six months of the year.

Theft and vandalism on rentals and vacation homes

Las Vegas has one of the highest shares of investor-owned and short-term rental housing in the country. Vandalism, tenant damage and break-in claims on those properties trigger vacancy clauses, tenant-damage exclusions and disputes about when the loss occurred. We document occupancy, the police report and the physical damage, and we hold carriers to Nevada's claims regulations.

Hospitality, retail and multi-family

Hotels, restaurants, retail centers, medical offices and apartment communities make up the bulk of Clark County's commercial losses. Business-interruption claims on 24-hour operations, equipment and inventory, tenant improvements and loss of rents on multi-unit buildings require independent forensic accounting and a full-building inspection rather than the unit the carrier's adjuster walked. How claims work in Nevada

Public adjusters in Nevada are licensed by the Nevada Division of Insurance. Nevada's claims regulations require insurers to acknowledge claims promptly and to approve or deny within 30 days of receiving proof of loss, with a written explanation of any denial. Nevada also recognizes bad-faith claims against insurers that deny without a reasonable basis, which gives a represented policyholder real leverage when a carrier stalls or lowballs.

Metropolitan Adjustment Bureau dispatches adjusters to Las Vegas, Henderson, North Las Vegas and Boulder City for on-site inspection and manages the claim from our headquarters. Our fee is a percentage of the recovery, agreed in writing; reviewing a denial, a low estimate or a stalled claim costs nothing.
