Since 2017 this county has absorbed more catastrophic wildfire per capita than almost anywhere in California, and the insurance consequences — non-renewals, FAIR Plan policies, disputed rebuild costs — have followed. Wildfire — Thomas, Woolsey, Hill, Maria and Mountain

The Thomas Fire (December 2017) burned nearly 282,000 acres and destroyed more than a thousand structures in Ventura, Santa Paula, Ojai and Fillmore — at the time the largest fire in modern California history. Eleven months later the Woolsey and Hill fires hit Thousand Oaks, Oak Park, Westlake and Camarillo Springs on the same day. The Maria Fire (2019) burned above Santa Paula and Somis, and the Mountain Fire (November 2024) destroyed roughly 240 homes around Camarillo, Somis and Moorpark in a single wind-driven afternoon. Ventura County fire claims routinely involve underinsured dwellings, agricultural structures and equipment, well and septic systems, orchard and landscape losses, and additional living expenses in a tight rental market.

Flooding, debris flow and storm damage

The burn scars left by those fires set up the next hazard. The January 2023 storms flooded the Ventura River and closed Highway 101; the February 2024 atmospheric rivers brought mudslides to Ojai, Casitas Springs and the Conejo Grade. Debris-flow and flood losses trigger the most contested exclusions in property insurance — flood, earth movement, surface water — and whether a covered cause applies is a policy-language question we answer with evidence, not the carrier's assumption.

Wind damage from the Santa Anas and sundowners

The same winds that drive Ventura County's fires also strip roofs, topple trees and blow rain into homes from Simi Valley to Ojai. Wind-damage claims are frequently reduced to 'wear and tear' by carriers; we document storm-caused damage with inspection findings and local wind data.

Ventura County has seen some of the highest non-renewal rates in the state. Homeowners in Ojai, the Ventura hillsides, Bell Canyon, Oak Park and the Santa Paula and Somis ranch country have been pushed onto the California FAIR Plan in large numbers — often with dwelling limits that don't reflect what it costs to rebuild here after a countywide disaster drives up labor and material prices.

After the Mountain Fire the Insurance Commissioner issued a moratorium on non-renewals in affected ZIP codes, and California's claims regulations set firm deadlines: acknowledgment within 15 days, a decision within 40 days of proof of claim. We use those rules to keep carriers moving, but the settlement itself is decided by documentation — the scope of damage, the cost to rebuild to current Ventura County code, the contents inventory and the real duration of displacement.
